不動産開發컨설팅에 있어서 建設事業管理制度의 導入方案에 관한 연구
- Abstract
- We are moving toward a knowledge based information society as we enter the 21st century. This kind of transformation of the society requires a reasonable consulting in a real estate development activity to directly influence on its developmental job performance and results thinking its job property.
The purpose of this study is to actively seek a developmental way for the real estate development consulting by introducing a construction management into it as one of resolutions for a problem that, in a current development consulting job, a consultant, who is a main body, is limited to an adviser. Limits of real estate development consulting are examined in general as follows:
First, there is a closeness toward liaison between a contracted research institute and a relevant expert project team for the development consulting and in sharing information materials such as achievements and research reports of those institutes.
Second, there is an unprofessional and unreliable attitude of consulting companies with their low quality service due to a confusion among consulting companies.
Third, the scale of real estate consulting companies are small caused by their jobs on the side and a non-integrity business administration due to lack of their capitals.
The last, there is an obscure responsibility in the consulting when theres any conflict between a construction company for a development area and its customer because the consultant himself/herself is limited to an adviser.
Functions and job criteria of construction management system would like to be suggested with following reform measures in order for the real estate consulting to acquire independency as one of main bodies in the real estate development.
First, its necessary to introduce the construction management system to secure a professionalism as a consultant in the real estate development consulting job, for which a functional model of a task force team is suggested.
Second, it needs to seek efficiency of information by establishing an information management system on overall real estate development process, for which a functional model of the information system for a project management.
Third, it needs to seek a role transformation of a development consultant into a project manger to secure a position as an independent developmental body.
However, its also very clear that current domestic construction management system is in a primary level in its performance and capacity and so, main bodies related to a development should prepare a base to root a system taken into consideration of domestic developmental environment.
