- Abstract
- This study was intended to analyze the outcomes of implementing the current publicly announced land price system introduced in 1989 and so far implemented for 10 years or so and there by present the direction for its improvement. As a result, the following conclusion was drawn:
First, it is necessary to raise the degree of approximation to the market price by unifying the concept of the proper publicly announced land price of standard lots into the concept of the price of the market value.
Second, the budget required for indirect application should be reduced by unifying current direct, indirect application into direct application in relation to the publicly announced land price application system.
Third, the appropriateness of the publicly announced land price should be raised by extending the number of standard lots so that the characteristics of individual lots may maximally be reflected in the management of standard lots.
Fourth, the appropriateness of individual publicly announced land prices should be raised by adjusting for the items of comparison to suit the current situation in the comparison table of land prices and the land characteristic survey.
In addition, it is thought that there could be the additional problem of the publicly announced land price system and the direction of the resultant improvement according to perspectives.
