태국 不動産 市場分析 및 開發事業에 관한 事例硏究

Abstract

최근 몇 년 동안 한국 내 부동산 시장의 활황과 불황을 반복하면서 많은 건설업체 및 부동산 개발회사들이 개발 사업들을 진행해 왔으나 돌파구를 국내시장에선 찾을 수 없다는 결론으로 과거 7,80년대에 한국이 고도성장을 하면서 부동산 가격이 덩달아 올랐듯이 이제 중국, 베트남, 캄보디아, 태국, 러시아 같은 개발도상국에서 부동산 붐이 일고 있어 부동산 개발회사 에게는 기회의 땅으로 여겨지고 있다. 고객의 니드는 변화하고 있고 이로 인하여 새로운 개발 사업 모델을 찾기 위하여 건설업체들 및 개발회사들은 가까운 중국을 비롯하여 몽골, 카자흐스탄, 베트남, 캄보디아, 태국 등 아시아 전체에 개발사업 프로젝트를 찾아 진출하였고 현재까지 수행해 오고 있다. 현재 국내 건설시장의 성장이 정체되고 향후 전망도 불투명한 상황에서 새로운 성장 동력을 해외에서 찾고 있는 것이다. 부동산개발사업 수요가 커지고 있는 신흥시장이 부상함으로써 해외 부동산 개발사업 진출이 활기를 띠게 된 것이다. 이중에도 주택 수요가 많고 최고의 기후조건에 인건비가 싼 태국의 공동 주택에 대한 잠재 수요가 큰 매력이 아닐 수 없다. 그리하여 태국 부동산시장의 분석과 지역 분석 주변 개발 모델들의 성과 및 선행되어진 개발의 결과 태국 치앙라이에서 주택 개발사업을 하고 있는 H사의 사업 분석을 통해 앞으로 해외부동산 개발에 있어서 새로운 방향을 제시하고 태국의 공동주택 개발사업을 중심으로 사업성분석 및 기회요인과 위험요인을 제시하여 태국에서의 개발사업 중 공동주택시장에서의 사업성 향상과 리스크 관리를 통해 해외부동산 개발의 성공을 위한 방안을 모색하고 시행, 건설사의 성공적인 상품개발에 도움이 되고자 한다. | Recent years, real estate of South Korea had repetitive ups and downs. Several companies of constructions and real estate development have progressed development, however, they realized there is no way in a dometstic market. As a result, according to great development that South Korea has made in 70s and 80s, now developing countries like China, Vietnam, Cambodia, Thailand, Russia and elsewhere is being considered as land of opportunity to real estate companies. The consumers' needs are being changed and according to that the companies are still looking for new models for development business in China, Mongol, Kazakhstan, Vietnam, Cambodia, Thailand and whole Asia. Today, the companies are looking for new motivations from aboard due to the domestic constructing market's progress has been tied-up, and also because their future is unclear. Since developing countries' real estate project are growing, overseas construction project is now brightening its light. Among these, Thailand's resident community is fascination due to their lot of housing request, conditions of the weather, and unexpensive personnel expenses. Through the progress's result of analyzed regions and analyzed models in Thailand real estate, Chiang-Rai H corp. overseas projects will present new method of real estate's development. By the process of Thailand's resident community, we will be able to seek opportunity and risk for later on. Furthermore, we will learn how to manage the risks and know elevation, which will help in finding successful product in construction business.
