Abstract

Every aspect of the internal structure of a city is influenced by transportation. Where firms and households choose to locate, how much they are willing and able to pay for commercial space and housing. Subway station, especially, is one of the most important factors to influence and determine the land values. In the modern societies, many social and economic activities of men are highly related with the subway. The purpose of this study is to examine the influence of distance from subway station on land price, and to analyze the land value of subway station over time. That is, how the construction of subway station affects the land value based on time and distance. As target area, this study selected the samples within radious of 400m from the target station, and examined them using the Standard Land Price from 1984 to 2010. The conclusion which can be drawn this study of the change of the land value near subway station are these: Regarding land value over time, the rate of land value in target area had a sharp increase before construction for two or three years, but it did not show the particular increasement when it was opened, but after that time, for one or two years, the rate of land value in target area had been higher than the average rate. It is highly probable that the expected land value was somehow already reflected, resulting in no considerable change on land value. In addiction, the change rate of the land value in target area increased much more than the average rate during ascending economy, however, conversely decreasing less during descending economy. it appears likely to us that the land value of target area moved approximately ranging from -10% to 20%. Finally, in case of accessibility, it was shown that the rate of land value was not sensitive to the distance from the subway station within 400m, showing the concentrated aspects of spatial structure on subway station within that distance.
