계획된 행동이론에 기반한 주택보유의향 분석

Abstract

본 연구에서는 사회심리이론의 하나인 계획된 행동이론을 기반으로 하여 주택보유의향의 결정요인을 분석하였다. 계획된 행동이론에 따르면 주택보유의향은 주택보유에 따른 태도뿐만 아니라 주택보유에 따른 주관적 규범과 지각된 행동통제에 의해 결정된다. 계획된 행동이론의 모형을 실증적으로 분석하기 위해 국토부의 주거실태조사 자료를 사용하였다. 조사대상으로 채택한 주거실태조사 자료는 주택보유의향 질문이 포함된 2010년, 2014년, 2016년 자료이다. 본 연구에서는 주택보유에 대한 태도는 가구의 특성에 의해 좌우되고, 주관적 규범은 거주지 인근의 주택가격 상승률 등에 의해 좌우된다고 가정하였다. 또 지각된 행동통제는 주택보유에 따른 비용에 따라 좌우되는 것으로 가정하였다. 분석 결과, 임차가구의 주택보유의향은 인근의 주택가격 상승률과 DTI 비율에 의해 영향을 받는 것으로 나타났다. 이는 계획된 행동이론이 주택보유의향에도 적용됨을 의미한다. 2010년의 주거실태조사에서는 주택보유의향을 물을 때, 경제적 능력이 있는 것으로 가정하고 있기 때문에 지각된 행동통제가 작동하지 않았던 것으로 보인다. 이것이 2010년의 주택보유의향 비율이 높게 나온 이유라는 것을 확인할 수 있었다. 자가가구의 경우, 전반적으로 주관적 규범이나 지각된 행동통제 변수가 주택보유의향에 큰 영향을 미치지 않는 것으로 나타났다. 자가가구의 경우 이미 주택을 보유하고 있기 때문인 것으로 보인다. 하지만 주택가격이 안정되거나 침체된 시기에는 주택담보대출의 원리금 부담이 주택보유의향에 영향을 미치는 것을 발견하였다. | The purpose of this study is to analyze the determinants of intention to homeownership by Theory of Planned Behavior, which is one of the social psychological theory, with the data of Korea Housing Survey. According to the Theory of Planned Behavior, intention to homeownership is determined not only by the attitudes of homeownership but also by the subjective norms and perceived behavioral control of homeownership. The result of the analysis shows that the intention to homeownership of renting households is influenced by the increase rate of neighboring house price and the DTI ratio. This means that the Theory of Planned Behavior also applies to the intention of homeownership. On the other hand, in general, variables, such as subjective norms or perceived behavioral control, do not have a significant effect on the intention of homeownership in households with one’s own house. The reason seems to be because households with one’s own home have already had houses. Besides, it is identified that the burden of the principal and interest of the mortgage loan affects the intention to homeownership in a time of stability or recession of house price.
