Abstract
In the urban facilities developing recently, it is worthy of notice that their contents are advanced to complicate and specialize in uses such as retail, office, residential, hotel/motel and recreation which in well-planned projects are mutually supporting. Also the developing area is expanding into the middle area and new cities from the urban center.
Each Mixed Use Development is developed in different circumstances, including the inherent problems and opportunities of its site, local land use market, specific sponsor objectives, and prevailing financial constraints. And they are designed at a human scale and represent a positive attempt by the development community to positive attempt by the development community to achieve the public objective of keeping central cities alive and making cities a viable organism.
This study has been focused the extensive review why domestic mixed-use developments are inactive, and has been tried to provide necessary resolutions and alternatives to solve out the problems through case studies.
In brief, this study can be concluded as follows ; the future viability and form of mixed use will be determined by a variety of factors. (e. g., functional structure, space composition, facility characters and so on.)
More variety and richness of the use mix, including wider incorporation of public and institutional uses, both by virtue of their inherent desirability in diversifying use and in return for public sector support a specialization of conventional real estate products in a mixed use setting(e. g., entertainment centers, specially retail such as arts and crafts) and application of new technology(e. g., a central park, void space, bridge, the hyper-market) are two related trends. This greater diversity of Mixed Use Development uses will give each other constant, mutual support.
And Mixed Use Development are designed at a human scale and represent a positive attempt by the development community. In addition to enhancing downtown, they also facilitate focal points of regional significance at appropriate locations in the suburbs. Therefore, Mixed Use Development requires entirely new thinking not only on the part of developers, but for the public sector as well. The public sector should support the activities, initiatives, and vision of the developers to a degree not previously known.
Mixed Use Development have added a new dimension to revitalization attempts in downtown and suburban areas. By virtue of their scale and functional diversity, they can have a far greater impact on community development than single-purpose projects. This is a subject of interest not only to planning and development professionals, but to the public-at-large as well. Maintenance of their physical environment over time is another advantage of large-scale mixed use projects.
At last, this study shows us that the Mixed Use Developments can much facilitated complexing and specializing with the above recommendations in the near future.
